David Dlugolenski’s Biography

David Dlugolenski is the Managing Partner of The Aspire Group of Companies and SageStone Partners, family office-backed investment and development firms based in Atlanta. Aspire and SageStone focus on traditional private equity investments, direct real estate investments, publicly traded securities and event-driven opportunities.

Aspire currently manages and oversees more than 50 investments around the world, and its primary objective is to build an investment portfolio focused on longer-term capital appreciation and value-added opportunities in the infrastructure, healthcare, healthcare tech and specialty pharma sectors.

SageStone Partners is a leader in the design and development of multifamily and mixed-use real estate throughout the US. SageStone is differentiated by its ability to address large, complex projects and build strong relationships with community and industry leaders to create first-class developments that provide value to customers and investors.

David is an innovative real estate developer and investments professional with nearly 20 years of experience in capital raising, investment banking & advisory, capital markets and business strategy & development, and has deployed over $10 billion of capital across nearly 200 transactions. He serves on the investment committee for a large single-family office that pioneered the birth of the cell phone tower industry in the US. David is also lead developer for The Walk, a redevelopment project transforming nearly 22 acres of the Memphis urban core and creating a destination to connect people and foster innovation, economic development and education.

Previously, he held an eleven-year tenure within the investment banking division of French lender, Société Générale, where he held senior executive roles in their New York office. He also worked for Ernst & Young LLP as an auditor and senior management consultant.

He holds a BS in Accounting with a Finance focus from the University of Connecticut.

The massive Downtown development — which is still set to include two office buildings and hundreds of hotel rooms and apartments — is now going by "The Walk on Union." Kevin Adams, Third Lake Capital, and SageStone Partners are developing the project, and LRK is designing it.
